Sam Ferrington and I are super excited to be working on our next buy to sell project. We’ve just got the keys for this property in Horsforth, Leeds. The plan is to spend the next four or five months turning this once loved 3-bed semi back into a fantastic family home and our goal is to have it back on the market in time for the Easter holidays.

This is a probate property bought from the deceased’s estate. It hasn’t been lived in for a number of years and there’s a fair bit of decay to deal with including rotten timbers, perished plaster and water damage. However, Sam and I know our local market and this property is in a fantastic location. We know it has the potential to become something special and we know that there is high demand for well finished 3-bed semis in this area.

With a buy to sell project, it is important to understand what a potential buyer is looking for. With this house, we think that the new owners are most likely to be a professional couple with (or thinking about having) a young family. Accordingly, our refurbishment will be tailored to meet the needs of a young family. We will add a ground floor extension to create a lovely kitchen-diner, we will build a utility room and downstairs WC and we will finish the property to a high standard. Outside we will install new windows, doors, soffits, facia and gutters and the garden will be landscaped to provide a safe play area for children whilst giving the adults a great place to entertain and relax. Out front, the small drive will be altered to accommodate 2 cars.
